As you drive down Verdae Boulevard, just down from Laurens Road, and look to the left, it is likely you have noticed the new luxury apartment complex known as Velo Verdae. Tucked off the road and positioned along the old railroad bed (a future extension of the Swamp Rabbit trail), this community led the charge in the multifamily development we have seen grow rapidly in the City of Greenville over the last few years.
The 26-acre site was developed with 262 residential units, ranging from 1-bed/1-bath apartments to full 3-bed/2-bath carriage suites with full garages. Working with the developer out of Birmingham, the project team included Alabama-based architects and contractors, a Florida-based landscape architecture firm, and Site Design, Inc. as the local project coordinator, providing civil engineering and land surveying services.
Closely coordinating with the City of Greenville and Verdae Development, the project team overcame a variety of site challenges posed by shallow bedrock, boring a new sewer main under the existing rail bed, designing and constructing an arch “bridge” over wetlands, and traffic control and signal design; in addition to the typical challenges of any site development project. The success of this project is a testament to Site Design, Inc.’s ability to communicate effectively and collaborate with remote partners, even with complex site conditions.
